What Emaar offers at Opera Grand
Emaar's project page describes Opera Grand as offering one-, two-, three-, four- and five-bedroom apartments, plus five-bedroom townhouses at podium level. That is a wider range than at launch. The original brochure described the tower as having only two-, three- and four-bedroom apartments.
Emaar publishes two floor-plan documents for the building, and we use both below:
- The current floor-plan pack: ten plans, covering one- to four-bedroom layouts, each with the levels and unit position it applies to.
- The launch brochure: 18 plans covering 2 Bedroom A to J, 3 Bedroom A to E and 4 Bedroom A to C. These plans don't list levels.
All areas are Emaar's. Emaar measures suite area to the centre line of shared walls and the outer face of external walls, and the total includes the balcony. Its disclaimers say actual areas may vary.
One-bedroom apartments (current floor plans)
| Layout | Suite | Balcony | Total | Levels · unit |
|---|---|---|---|---|
| 1 Bedroom A | 731 sq ft (67.94 m²) | none | 731 sq ft | 36–42 · unit 06 |
| 1 Bedroom A | 731 sq ft | none | 731 sq ft | 45–56 · unit 05 |
| 1 Bedroom A | 731 sq ft | none | 731 sq ft | 57–61 · unit 04 |
| 1 Bedroom B | 707 sq ft (65.70 m²) | none | 707 sq ft | 62 · unit 04 |
| 1 Bedroom B | 707 sq ft | none | 707 sq ft | 63–65 · unit 03 |
| 1 Bedroom B | 707 sq ft | none | 707 sq ft | 66–67 · unit 02 |
So the one-bedrooms sit high in the tower, from level 36 up to level 67. None of the plans shows a balcony.
Two-bedroom apartments
The current pack has two two-bedroom plans, both on levels 55–56: 2 Bedroom E (1,506 sq ft suite + 176 sq ft balcony = 1,682 sq ft) and 2 Bedroom J (1,462 + 176 = 1,638 sq ft).
The launch brochure shows ten two-bedroom layouts:
| Layout | Suite (sq ft) | Balcony (sq ft) | Total (sq ft) |
|---|---|---|---|
| 2 Bedroom A | 1,553 | 159 | 1,713 |
| 2 Bedroom B | 1,422 | 216 | 1,639 |

Where the two documents differ
Some layouts appear in both documents with slightly different figures. The launch brochure gives 2 Bedroom E as 1,715 sq ft in total against 1,682 sq ft in the current pack, 3 Bedroom D as 2,691 against 2,696 sq ft, and 4 Bedroom A as 3,049 against 3,059 sq ft. Neither document explains the change. For a specific unit, rely on the title deed and sale documents.
How this compares with portal figures
Bayut's building guide quotes ranges of 731–741 sq ft for one-bedrooms, 1,639–1,717 sq ft for two-bedrooms, 2,047–2,691 sq ft for three-bedrooms and 3,012–3,575 sq ft for four-bedrooms. Those broadly match Emaar's plans. Its larger four-bedroom figures, and its five-bedroom range, aren't in any Emaar document we found, so we don't repeat them as fact.
We don't have Opera Grand apartments to offer at the moment. If you're comparing layouts and have a question, message us.
